Development Manager, Real Estate & Easements Qcells is seeking a Development Manager, Real Estate & Easements to serve as the company's lead for easements, rights-of-way, access rights, and other land rights required for solar and energy storage project development. This role will own the strategy, negotiation, acquisition, and management of utility and third-party easements across the development portfolio while supporting site control, title review, real estate diligence, and land-related project execution. Working closely within the Real Estate team along with other R/E specialists, and across Development, Interconnection, Engineering, Legal, and Project Finance, the position will help ensure projects maintain clear, financeable, and constructible property rights from acquisition through NTP.This position will provide support across Qcells' priority solar and energy storage markets and will play a key role in both project acquisition due diligence, project finance dispositions, and greenfield development efforts.
Responsibilities: Land Rights & Easements Lead acquisition and management of easements, rights-of-way, access agreements, and other land rights required for solar and energy storage projects. Serve as the primary internal resource for utility and third-party easement matters across the development portfolio. Coordinate with landowners, utilities, public agencies, and external stakeholders to secure required property rights. Real Estate & Site Control Support site control activities, including leases, purchase agreements, amendments, and other real estate interests. Review title, survey, and ownership documentation to identify and mitigate project risks. Manage title curative efforts and resolve land-related development constraints. Development & Due Diligence Lead land-related diligence for acquisitions and greenfield development opportunities. Evaluate real estate, access, title, and site control risks and provide recommendations to project teams. Support project advancement through key development milestones by coordinating land-related workstreams. Cross-Functional Collaboration Partner with Development, Engineering, Interconnection, Legal, EPC, and Transaction teams to support project execution. Manage external consultants, title companies, surveyors, and land service providers. Develop and implement best practices for easement acquisition, title review, and land diligence activities.
Required Qualifications: Bachelor's degree or equivalent professional experience.5+ years of experience in land services, right-of-way, real estate, utility infrastructure, renewable energy, or related industries. Experience negotiating easements, rights-of-way, access agreements, and other property rights. Knowledge of title review, surveys, land ownership research, and title curative processes. Expertise in matters associated with permitting, real estate, and NTP processes. Strong knowledge in DG markets (NY, IL, NJ, MD) and community solar / state program rules. Strong project management, communication, and stakeholder management skills. Ability to manage multiple projects across various markets and development stages.
Preferred Qualifications: Experience supporting solar, energy storage, utility, transmission, or other infrastructure projects. Deep knowledge and demonstrated experience with utility easements, site control, and acquisition or development due diligence. Strong skill set with title insurance, ALTA surveys, and project financing requirements. Experience managing external consultants and land service providers. Compensation In accordance with applicable pay transparency laws, the anticipated annual base salary for this position is: Zone 1 (Bay Area, NYC): $135,400 – $162,400 Zone 2 (CA, NJ, NY): $124,100 – $148,800 Zone 3 (All others): $112,800 – $135,300 The applicable salary range is based on the employee's primary work location.
