Property & Facilities Manager

📍 Location: San Diego, CA💰 Salary: $80,000–$100,000 per year🕒 Schedule: Monday–Friday | 8:30 AM–5:30 PM💼 Employment: Full-time | On-site🌐 Language: Korean & English bilingual proficiency requiredABOUT THE ROLEAs the Property & Facilities Manager, you will serve as the primary on-site representative responsible for the day-to-day operation and maintenance of the property. You will oversee building operations, tenant support, vendors and contractors, budgets, safety and compliance, and capital improvement projects while helping maintain a safe, efficient, and professional workplace.

WHAT YOU’LL DO: 🏢 Property & Facility Operations

• Oversee daily property and facility operations and maintenance
• Serve as the primary on-site contact for tenants, stakeholders, and service providers
• Manage key building systems, including HVAC, electrical, plumbing, and fire alarm systems
• Coordinate preventive maintenance and corrective repairs
• Conduct facility inspections and monitor property conditions
• Support asset preservation and property improvement initiatives🤝 Vendor & Contractor Management
• Manage security, janitorial, landscaping, pest control, and other service providers
• Review contracts and monitor vendor performance
• Coordinate contractor activities and on-site work schedules
• Monitor service quality, costs, and contract compliance🛠️ Capital Projects
• Support building renovations, repairs, and capital improvement projects
• Coordinate contractors, consultants, and vendors
• Monitor project schedules, budgets, and quality
• Manage punch lists, project closeout, and turnover activities📊 Budget & Reporting
• Support and monitor OPEX and CAPEX budgets
• Review invoices and analyze operating costs
• Prepare operational and project status reports
• Identify cost-saving and operational improvement opportunities🦺 Safety & Compliance
• Support compliance with OSHA and other applicable safety requirements
• Conduct routine safety inspections and risk assessments
• Coordinate incident response and corrective actions
• Support emergency preparedness and response activitiesWHAT WE’RE LOOKING FOR
• 5+ years of Property Management and/or Facilities Management experience
• Experience managing contractors and service providers
• Experience with budgeting, cost control, and project coordination
• Strong communication, leadership, and problem-solving skills
• Bilingual proficiency in Korean and English (written and verbal) requiredPREFERRED QUALIFICATIONS
• Bachelor’s degree in Property Management, Facilities Management, Engineering, Construction Management, Business Administration, or a related field
• Commercial office building management experience
• Industrial or manufacturing facility experience
