What You’ll Do: Program Leadership & Initial Search Strategy Strategic Market Search: Define and prepare project requirement statements and geographic search boundaries. Geospatial Tracking: Track viable options and manage building information using mapping tools and spreadsheets. Market Evaluation: Direct the gathering of local market intelligence reports to identify viable market opportunities. Market Tours and Technical Due Diligence Market Tour Coordination: Orchestrate property tours for stakeholders and consultants. Site Feasibility: Gather property data points including ingress/egress, power availability, site plans, structural floor plans, critical technical specifications and zoning information. Deal Underwriting & Negotiating Process Negotiation Process Tracking: Monitor offer letter exchanges through lease execution. Document Management: Organize due diligence and transaction documents. Financial Analysis: Evaluate building options and continuously update financial models across negotiation cycles. Executive Approval & Transaction Closing Executive Approval Decks: Assist with committee approval decks containing business-critical underwriting, maps and photos, and operational building facts (e.g., square footage, lease commencement dates, technical specifications). Lease Verification: Cross-verify that final agreed business terms are accurately translated into leases. Cross-Functional Governance: Delegate specialized lease clauses to internal stakeholders for their respective reviews. Risk Auditing: Track real-time program milestones and actively flag missing due diligence tasks.
