This is not a role for someone who wants to "try real estate." This is not a role for someone who needs easy leads. This is not a role for someone who wants a safe salary and light pressure. The right person is competitive, coachable, persuasive, fast-moving, and willing to be measured by production. You will talk with homeowners who may be dealing with repairs, foreclosure pressure, inherited property issues, relocation, family stress, or other situations where speed and certainty matter. Your job is to understand the seller's situation, evaluate the opportunity, make the right offer, negotiate clearly, and lock up profitable contracts that make sense for both the seller and the company. The company is expanding across multiple markets and investing heavily in inbound seller lead flow. This is not a seat where you are begging for leads or waiting for marketing to work. The company provides the opportunity, the training, the systems, the coaching, and the sales environment. Your job is simple: Turn seller conversations into signed purchase agreements at the right price. The best people in this role can manage high lead volume, respond quickly, stay calm when sellers push back, make low offers without getting emotional, follow a proven sales process, and improve every week through call review, roleplay, and direct coaching. When a new seller lead comes in, you move fast. You will call, text, follow up, and stay on the opportunity until there is a clear next step, a clear no, or a signed contract. This role rewards urgency. If you like waiting until tomorrow, this is not your seat. You will uncover the seller's true situation: why they are selling, what problem they need solved, what timeline matters, who else is involved, what condition the property is in, what number they are hoping for, and what they will actually accept. You need to ask direct questions without sounding pushy, awkward, or robotic. You will work with underwriting and leadership to determine offer ranges, then present offers with confidence. You must be comfortable making offers that sellers may not like. You cannot get emotional when someone rejects the number, challenges you, or gets upset. The best people in this role stay calm, curious, and in control of the conversation. Most deals do not happen on the first call. You will follow up through calls, texts, and emails based on seller motivation. You will keep clean notes, update the CRM, set next steps, and keep opportunities moving. If you need someone else to remind you to follow up, you will struggle here. This is not about locking up bad deals just to say you got a contract. The company works across multiple acquisition strategies, including wholesale, novation, and wholetail-style opportunities. The company has the funding to take down the right deals when needed, but every contract still needs to make business sense. Your job is to lock up profitable contracts at the right price so the deal can move through disposition, transaction coordination, and closing without chaos. You are winning in this role when: You are calling a minimum of 100 new prospects per day, which means you might have to make 300+ dials per day to get a hold of that many people. You are responding to new inbound leads immediately. You are consistently working old leads, fresh leads, follow-ups, and pipeline opportunities. You are making qualified offers. You are locking up contracts at numbers the company can actually monetize. You are participating in roleplays, call reviews, sales training, and coaching without defensiveness. You are tracking your KPIs daily and owning your numbers. You are trending toward 46 contracts in your first 90 days. You are on pace to generate at least $240,000 in gross profit per quarter once fully ramped. This is an in-office sales floor. It is loud, competitive, fast, direct, and high-energy. The team is built around urgency, coaching, accountability, and winning. You will be coached directly. You will hear feedback. Your calls will be reviewed. Your KPIs will be visible. Your numbers will matter. This is not a corporate office where people hide behind meetings. This is a sales team. The right person will find that exciting. The wrong person will find it overwhelming. You will thrive here if you are: Competitive without being toxic. Confident without being cocky. Coachable without needing to be coddled. Persuasive without being manipulative. Fast-moving without being careless. Direct without being disrespectful. Resilient when sellers reject you, challenge you, or get emotional. Hungry to improve your sales skills every week. Able to take direction from leadership and teammates without ego. Motivated by winning, money, growth, and becoming excellent at your craft. You will struggle here if you: Avoid making calls. Need every lead to be warm and easy. Take rejection personally. Get defensive during coaching. Think you already know everything because you have done real estate before. Have bad habits from another wholesaling company that you refuse to unlearn. Cannot follow a process. Need constant motivation from someone else. Blame leads, pricing, marketing, sellers, or the market before looking at your own activity. Forget to update the CRM. Get uncomfortable talking about money. Cannot make low offers without apologizing. Want a quiet, low-pressure, predictable sales job.
