Position Summary:
The Director of Operations – San Diego is responsible for the overall success, operational performance, profitability, client satisfaction, and strategic growth of Parkwell's portfolio of parking operations throughout the San Diego market. This is a senior operational leadership position requiring significant experience in parking operations, Class A commercial properties, and hospitality-driven environments. Experience in all three areas is required. The Director of Operations will provide strategic and hands-on leadership to Project Managers and operating teams while ensuring each location meets Parkwell's standards for financial performance, operational excellence, hospitality, safety, and client service. A major responsibility of this position is developing Project Managers into best-in-class operators and leaders. The Director will establish clear expectations, create accountability, coach and mentor leaders, and build a strong internal pipeline of talent capable of supporting Parkwell's continued growth. The Director will also serve as a senior client-facing representative of Parkwell and must be highly comfortable interacting with property owners, property managers, asset managers, commercial real estate professionals, hospitality leaders, and executive-level stakeholders. This position requires strong business-to-business (B2B) experience and the ability to understand each client's business objectives, translate operational and financial performance into meaningful business discussions, resolve complex challenges, and develop trusted long-term partnerships. Business development and growth are top priorities of this position. The Director will be expected to strengthen existing client relationships, identify organic growth opportunities, develop new business relationships, participate in prospective client meetings and presentations, and actively expand Parkwell's presence throughout the San Diego market.
Required Experience:
Please Read Before Applying Candidates must possess demonstrated professional experience in ALL THREE of the following areas: Parking Management – REQUIRED: Proven experience leading parking operations, including operational management, staffing, revenue controls, parking technology, financial performance, and client relationships. Class A Commercial Properties – REQUIRED: Demonstrated experience managing parking or related operations within Class A commercial office properties and working directly with property management, ownership, asset management, or similar stakeholders. Hospitality – REQUIRED: Demonstrated experience operating in a hospitality-focused environment where exceptional customer service, presentation, responsiveness, and the overall guest and client experience are fundamental expectations. Candidates who do not have demonstrated experience in all three areas will not meet the minimum qualifications for this position. Residential property management experience alone does not meet the requirements of this position. Business Development & San Diego Market Growth The Director of Operations will play an active role in expanding Parkwell's presence throughout the San Diego market. Business development is not a secondary responsibility of this position; it is a key component of the role. The Director will: Proactively identify and pursue potential parking management opportunities throughout the San Diego market. Build and maintain relationships with property owners, property managers, asset managers, commercial real estate professionals, developers, hospitality leaders, and other decision-makers and referral partners. Develop a strong professional network within San Diego's commercial real estate, hospitality, parking, healthcare, and property management communities. Maintain awareness of new developments, management transitions, ownership changes, and other market activity that could create opportunities for Parkwell. Research prospective accounts and coordinate introductions, meetings, property walks, and presentations. Participate in RFPs, proposals, presentations, and other new-business activities. Develop trusted relationships with prospective clients by understanding their operational and financial objectives and presenting solutions that demonstrate Parkwell's value. Identify opportunities to expand services and revenue within existing accounts. Maintain an active pipeline of prospective opportunities and regularly communicate progress to Parkwell leadership. Partner with Parkwell leadership to develop and execute strategies for expanding the company's presence throughout San Diego. Support the transition and successful opening of new accounts won through business-development efforts. Use operational excellence and exceptional client service as key drivers of client retention, referrals, organic growth, and new business.

This is a hands-on leadership position for an individual who understands that people, operations, client relationships, financial performance, hospitality, and business development are all interconnected.
