You'll be the lead PM on their TSMC job site and be managing up to 15 jobs simultaneously at this location. This contract goes through 2031, so you have the opportunity to make a huge impact on the largest active construction project in Phoenix. We're not looking for someone that coasts - we need a true leader that's humble, hungry, and smart. Compensation & Benefits
Salary: $150,000-$190,000

Company truck & gas card Medical, dental & vision insurance 401k + 4% match2 weeks of PTO + 9 holidays What You'll Be Focused On: Managing the Project Own projects from turnover through closeout. Manage contracts, subcontracts, scopes, buyout, and subcontractor commitments. Review plans, specifications, schedules, and project requirements. Build and maintain schedules in Microsoft Project. Manage procurement, POs, documentation, billing, and closeout. Support field operations and resolve issues quickly. Communicate clearly, maintain customer relationships, and address concerns early. Mitigating RiskKnow contracts, scopes, exclusions, schedules, and notice requirements. Identify and communicate risks, delays, changes, and financial exposure early. Document risks, changes, directives, impacts, and extra work per contract. Track T&M, pending/unapproved changes, and schedule impacts. Protecting ProfitOwn project budgets, costs, forecasts, billing, and profitability. Identify overruns early and take corrective action. Know where each project will finish financially. Use cost-to-complete forecasting to drive decisions. Create recovery plans for projects trending over budget. Continuously improve margins and find opportunities to beat budget.
Generating Revenue:
Identify and pursue legitimate additional work and scope changes.
Create, price, negotiate, submit, and track change orders through collection.
Ensure the company is fully compensated for work performed.
Build strong relationships with owners, contractors, subcontractors, vendors, and stakeholders.
Required Qualifications:
Bachelor’s degree in construction management, engineering, or related area.3+ years of construction experience with a general contractor, owner/developer, or subcontractor in a Project Manager role.
Direct experience communicating with owners and key project stakeholders.
Direct experience negotiating contracts.
Experience creating scopes of work and performing subcontractor buyout.
Experience creating and updating schedules in Microsoft Project.
Experience with job costing, forecasting, billing, and change-order management.
Ability to read and understand plans, specifications, scopes, schedules, and contracts.
Strong leadership, communication, organization, negotiation, and problem-solving skills.
