Position Summary: The Director of Data Center Leasing is responsible for Business Development and overseeing the day-to-day execution, coordination, and advancement of data center leasing transactions and business development initiatives, from initial site selection and diligence through lease execution and project delivery. Reporting to the EVP, Strategic Finance and operating within the President’s Office, this role ensures the timely progression of all active workstreams by maintaining regular engagement with tenant counterparties, managing the resolution of open items and document redlines, and coordinating cross-functional internal teams to facilitate successful lease execution and delivery.
Key Responsibilities: Maintain a weekly and regular cadence with tenant counterparties and their deal teams, tracking open items, redline cycles and issues lists, and following up consistently to keep negotiations on timeline against exclusivity windows, contingency deadlines and delivery dates. Support business development workstreams, including site selection diligence, energy and power availability assessments, and preparation of counterparty-facing materials for new campuses and expansions. Coordinate with the Solutions Architecture and Data Center Development (DCD) teams to resolve lease-level technical items, including SLA exhibits and environmental parameters, power demarcation, design criteria, work letters and delivery specifications, and drive them into the documents. Coordinate with Legal (in-house and outside counsel) to close out the commercial puts and takes of each lease, including term and escalation, abatement and remedy constructs, credit support, incentives and PILOT structures, and ESA contingencies and consent rights. Track lease positions against the underlying energy supply agreements, financing documents and campus-standard forms, flagging conflicts and read-across risk for resolution. Work with Construction Delivery Managers (CDMs) post-execution to follow lease delivery and compliance against the commitments as negotiated, including RFS and target completion dates, milestone schedules, amendment needs and tenant notifications. Maintain deal trackers, issues lists, internal approval materials and the lease portfolio playbook, keeping the reporting leadership current on status, open issues and escalations.
Qualifications: 5+ years in commercial real estate, data center, energy or infrastructure transactions, with exposure to lease negotiation, site selection or power procurement. Earlier-career profile with exceptional organization and follow-through: comfortable owning trackers, cadences and open-items lists across multiple concurrent deals. Working knowledge of site selection and energy fundamentals (power availability, utility processes, load and capacity considerations) and lease constructs (SLAs, work letters, delivery milestones, escalation paths, credit support).Strong coordination and communication skills across legal, engineering, development and finance teams.
