New Multifamily Housing Construction (except For-Sale Builders)Commercial and Institutional Building ConstructionNew Housing For-Sale BuildersOne of New York City's most active developers and builders of affordable and mixed-income housing, with its own in-house construction team building the projects it develops. They are hiring a Project Superintendent to run a new ground-up residential building: roughly $50 million, 122 units, built with load-bearing masonry block walls and precast concrete plank floors. You will own the site from mobilization to TCO. That means running the day-to-day work, keeping the trades on schedule, holding the line on quality and safety, and being the person the project team relies on to know exactly where the job stands.
What you will do:
- Structure and sequencing
- Plan and run the block and plank sequence floor by floor: masonry crews, rebar and grout, plank deliveries, crane picks and setting, topping and leveling.
- Coordinate crane logistics, delivery windows and street closures with the precast supplier, erector and the city.
- Make sure MEP sleeves, openings and embeds are laid out and coordinated before walls go up and planks are set, so nothing has to be cored or cut later.
- Schedule and attend special inspections for masonry, grout, reinforcing and plank bearing, and close out inspection reports.
- Running the site
- Build and maintain the three-week look-ahead and work with the PM on the master schedule.
- Run daily coordination with foremen and weekly subcontractor meetings. Track manpower, deliveries and progress.
- Manage the full sequence after the structure: facade, windows, roofing, MEP rough-in and trim-out, fire-stopping, acoustic separation, drywall and repetitive unit finishes.
- Inspect work in place, catch problems early and hold trades to the drawings, specifications and quality standards.
- Keep accurate daily reports, photos and logs.
- Safety and compliance
- Run a safe site under NYC DOB rules, the Site Safety Plan and company safety policy. Work closely with the Site Safety Manager.
- Manage DOB inspections, sign-offs and any violations or stop-work orders.
- Support agency requirements common on affordable projects, such as HPD/HDC inspections, prevailing wage or local hire tracking and MWBE participation.
- Team and closeout
- Work with the PM on RFIs, submittals, change orders and subcontractor issues coming from the field.
- Lead punch list, commissioning support and final inspections through TCO.Help hand over a clean building to property management, with warranties, attic stock and O&M information in place.
