Description: Responsible for marketing, leasing and maintaining positive resident relations.
REPORTS TO: Community Manager, Assistant Community Manager and/or Regional Property SupervisorSUPERVISES: NoneESSENTIAL FUNCTIONS:To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Perform all sales and leasing activities (greet and qualify prospects, tour property and amenities).2. Ensure the property and show units meet the Company's standards for the marketing/leasing tour. Communicate upkeep needs with Property Manager and Maintenance Team.3. Record all telephone and in-person traffic according to Company policy.4. Ensure application is completed according to Company policy.5. Ensure lease is completed according to Company policy.6. Ensure move-in process is completed according to Company policy.7. Ensure renewal process is completed according to Company policy.8. Ensure move-out process is completed according to Company policy.9. Use on-site property software to track apartment availability.10. Be knowledgeable on market trends and competitor conditions that may impact the property's occupancy. Prepare market survey.11. Design marketing plan and activities to drive traffic to the property.12. Complete outreach marketing and record all marketing efforts.13. Proficiency in using the internet for marketing, including Craig's List, Google and other search engines.14. Distribute newsletters, flyers and resident notices. OTHER ASPECTS OF JOB1. Follow the Company's confidentiality policy and ensure that the operations, activities and business affairs ofthe Company and clients are kept confidential. You are expected to respect and maintain theconfidentiality of medical information of other employees.2. Adhere to the highest legal and ethical standards/practices.3. Practice proper safety techniques in accordance with the Company and Community procedures, andimmediately report any mechanical or electrical equipment malfunctions, employee visitors, employee orresident injuries or accidents or other safety issues to appropriate individuals. Will always follow "safetyfirst" and will not perform duties or walk into apartment homes unless wearing appropriate safetyequipment.4. Ensure accuracy of timeclock punches and approve timecard at the end of each pay period.5. May be required to assist in special projects or activities designated by company. This mayinclude due diligence, property acquisition/disposition, serving on or participating in companysponsored or sanctioned committees, organizations, functions, etc. Social Media &
Marketing Responsibilities: Develop and execute social media content to promote the community, amenities, resident events, and available apartment homes. Manage and maintain community social media platforms, including Instagram, Facebook, and other relevant channels. Create engaging photos, videos, Reels, Stories, and other digital content designed to generate leads and increase community visibility. Support digital marketing campaigns and promotions designed to drive traffic, tours, applications, and leases. Monitor social media engagement and community reviews and respond professionally and promptly. Collaborate with the property management team to develop creative marketing strategies that attract prospective residents and support leasing goals. Track social media and marketing activity and identify opportunities to improve engagement and lead generation.
Qualifications: REQUIRED EDUCATION AND TRAININGDEGREES AND DIPLOMASHigh school diploma or equivalent.1 year experience in apartment leasing and/or salesTRAINING/CERTIFICATES/ASSOCIATION MEMBERSHIPSNational Apartment Leasing Professional (NALP) preferred. Fair Housing training preferred.
KNOWLEDGE, SKILLS AND ABILITIES: Apartment leasing experience or experience in a customer service related industry (i.e., retailsales, hospitality).Must be able to read, write and communicate effectively to comprehend and complete documents, lease agreements and communicate effectively with residents. Demonstrate ability to apply sales skills (generating sales leads, conducting presentations, qualifying prospects and closing).Must have mathematical skills at high school level to calculate prorated rents, deposits, etc. Proficiency in using property management software(s), as well as Microsoft Office in order tocomplete required reports, create marketing flyers, etc. Must have basic knowledge of Fair Housing Laws. Must be able to push, pull, lift, carry or maneuver weights up to twenty (20) poundsindependently. Travel within and outside of assigned geographical area. Will be required to conduct and attendtraining programs, business meetings, etc. May require airline travel, out of town and/or overnighttrips. Must have reliable transportation. Will be periodically called upon to work outside of normal working hours including, but notlimited to every weekend and holidays. Must handle stressful, urgent, novel and diverse work problems on a daily basis. Emotionalstability and personal maturity are important attributes in this position.
