Fuse Management is seeking a high-performing Real Estate Development Analyst to work directly with the Vice President of Real Estate and support the broader development team across a diverse portfolio of active and prospective projects. This is an analytical and execution-support role for someone who already understands the fundamentals and language of real estate development and can convert that knowledge into accurate underwriting, rigorous research, organized project information, and polished decision-support materials. The role spans feasibility, acquisitions, underwriting, entitlements, design, permitting, construction, financing, lease-up, stabilization, and disposition. The ideal candidate is highly analytical, resourceful, detail-oriented, and equally comfortable working in Excel, reviewing development and construction documentation, researching unfamiliar issues, and producing executive-level presentations. This is an individual-contributor role focused on analytical depth, sound judgment, and hands-on support to the Vice President of Real Estate and project teams.
CORE RESPONSIBILITIES:
· Financial Modeling & Underwriting: Build, update, and analyze Excel-based development pro formas, including development budgets, sources and uses, debt assumptions, operating projections, returns, refinancing scenarios, and sensitivity analyses.· Research & Assumption Development: Perform deep, source-driven research to identify and validate the market, operating, financing, entitlement, regulatory, utility, tax, construction-cost, and other assumptions needed to support pro formas, investment analyses, presentations, and management decisions.· Development Analysis & Execution Support: Support acquisitions, due diligence, entitlements, zoning, design, permitting, construction, financing, lease-up, stabilization, and project closeout by preparing analyses, tracking critical information, and helping the Vice President and project teams move decisions forward.· Construction Analysis & Cost Tracking: Read and work with development budgets, contracts, pay applications, schedules of values, change orders, lien waivers, draw packages, consultant proposals, and construction schedules; analyze commitments, costs, variances, and cost-to-complete information against approved budgets.· Presentations & Decision Materials: Prepare clear, polished Power Point presentations, executive summaries, lender/investor materials, funding applications, comparison analyses, and internal decision memos using accurate data and concise business writing.· Project Tracking & Coordination: Maintain project trackers, milestone schedules, action-item lists, consultant deliverables, approvals, and organized project information; follow up proactively on assigned items and provide the Vice President with clear visibility into open issues, deadlines, and decisions needed.· Team & External Coordination: Work collaboratively with internal development personnel and communicate professionally with architects, engineers, contractors, consultants, lenders, attorneys, municipalities, utility providers, brokers, property managers, and other project stakeholders.· Strategic / Special Projects: Rapidly learn unfamiliar issues, determine what information is needed, identify credible sources, synthesize findings, and convert the research into actionable recommendations, analyses, or presentation materials.
WHAT WE ARE LOOKING FOR:
· 3-5+ years of relevant experience in real estate development, acquisitions, real estate private equity, development finance, construction/project controls, owner-side development analysis, or a closely related field. Candidates should have enough direct exposure to development projects to understand the terminology, participants, documentation, and sequencing of the work.· Demonstrated understanding of the real estate development lifecycle and industry terminology; able to participate intelligently in conversations involving underwriting, entitlements, architects/engineers, general contractors, lenders, consultants, and municipalities.· Strong Excel skills with practical experience building or materially updating real estate pro formas and financial analyses. The candidate should understand how assumptions flow through a model rather than simply populate a template.· Working knowledge of construction economics and documentation, including hard and soft costs, contingencies, change orders, draw processes, schedules of values, cost-to-complete, and budget-versus-actual tracking.· Excellent Power Point and business-writing skills, with the ability to turn complex information into concise, executive-ready presentations and summaries.· Excellent research judgment: knows how to find reliable information, validate sources, reconcile conflicting inputs, document assumptions, and identify information gaps before they become decision-making problems.· Highly organized and detail-oriented, with the ability to manage multiple active projects, priorities, and deadlines without losing follow-through.· Self-directed, curious, and comfortable working in a fast-paced entrepreneurial environment where assignments may span finance, development, construction, research, and strategic problem-solving. EDUCATION & TECHNICAL SKILLS· Bachelor's degree in Real Estate, Finance, Accounting, Economics, Business, Construction Management, Architecture, Engineering, or a related field required; relevant graduate education is a plus but not required.· Microsoft Excel: advanced working proficiency expected, including formulas, linked assumptions, scenario analysis, financial schedules, and clean presentation of model outputs.· Microsoft Power Point and Word: strong proficiency required; candidate must be able to create professional, executive-ready materials with limited supervision.· Experience with platforms such as Procore, Smartsheet, Microsoft Project, Yardi, Argus, Adobe Acrobat/Creative Suite, or similar tools is helpful but not mandatory.· Excellent written and verbal English required. Spanish fluency is a plus. Success means producing reliable work with limited hand-holding, understanding why the analysis matters, anticipating the next question, and converting complex development information into clear models, research, presentations, recommendations, and organized next steps. The person should add capacity and analytical depth while working collaboratively across the development team as a high-performing individual contributor.
