Project Manager - Commercial Construction

Responsibilities: Manage commercial and K-12 projects from preconstruction and buyout through construction, turnover, and final closeout. Participate in estimating, budgeting, constructability reviews, value engineering, procurement, and subcontractor selection during preconstruction. Develop and maintain project budgets, cost forecasts, schedules, contracts, and change management documentation. Lead subcontractor procurement, scope reviews, negotiations, and contract administration. Manage RFIs, submittals, change orders, owner billing, cost reporting, and project documentation. Partner closely with the Superintendent to coordinate field execution, sequencing, schedule, quality, and subcontractor performance. Lead owner/architect/contractor meetings and maintain clear communication with project stakeholders. Identify cost, schedule, procurement, and constructability risks early and drive issues through resolution. Manage project closeout, punch list, commissioning/turnover requirements, warranties, and final financial reconciliation. Operate independently while keeping company leadership informed of major project risks and decisions. Projects & ScopeK-12 educational facilities, including elementary, middle, and high school projects. Ground-up and broader commercial construction throughout the Nashville market. Full project lifecycle from preconstruction through closeout. Locally managed projects requiring close coordination between project management and field teams.

Qualifications and Experience: 3+ years of experience as a Project Manager with a commercial general contractor. Demonstrated ability to independently manage projects rather than functioning solely in an Assistant Project Manager capacity. Experience with project financials, subcontractor management, procurement, change management, scheduling, and closeout. K-12 or education construction experience preferred. Ground-up commercial project experience in the Nashville/Middle Tennessee market. Candidates with 5–10 years of successful PM experience may be considered at a more senior level. Strong communication and owner-facing skills with the ability to manage projects with limited day-to-day oversight. What’s on Offer Competitive base salary. Bonus potential.
