Superintendent – Ground-Up / Core & Shell

WHAT YOU WILL DO: Run daily field operations from start-up through structure, envelope, and core & shell turnover- Direct trades on a live NYC / NJ site — labor, material, sequencing, and the look-ahead- Protect quality and schedule in the dirt. Problems get fixed the day they show up- Hold the job to drawings, specs, and DOB. Inspections pass because the work is right, not because paperwork is pretty- Work as a pair with the project manager. You run the building. They run the contract. WHO THIS IS FOR- Superintendent with a GC who has already delivered ground-up and/or core & shell — not only interiors inside someone else’s shell- NYC license is required. Site Safety Manager or Site Safety Coordinator, plus SST and OSHA 30. Put the license number on the resume- Mid-rise multifamily or mixed-use is the work. You have stood in that building type and were not lost- You read the drawings. You know what the structure and skin are supposed to look like before they get covered upWHO THIS IS NOT- Interiors / TI superintendent with no ground-up or core & shell- Unlicensed field guy hoping the GC will carry the DOB ticket- CM / owner’s-rep only. No GC field time- First-time assistant who has never owned a deckPAYBase $190,000–$280,000. The top of that range is for a licensed superintendent who has already built buildings at this scale in New York. Do not apply if you need the number to be $280k and the resume is interiors.
